Stamp duty

Stamp Duty

  • Self builders tend to save some money by paying lower stamp duty. This isn’t because they get any special treatment, it’s just a matter of paying less stamp duty on plots because they are worth a lot less than finished houses.
  • Stamp duty is paid by the purchaser, not by the seller.

The stamp duty rates are as follows (as at 4 December 2014):

  • Nothing on the first £125,000 of the property price
  • 2% on the next £125,000
  • 5% on the next £675,000
  • 10% on the next £575,000
  • 12% on the rest (above £1.5 million)

Note that, when using the above figures, each percentage is paid on the part of the property price within each tax band.
