Plot first; design later

Plot first; design later

Don't design the house before you've got the plot.
  • Access problems may prohibit many build options.
  • Flood risk may limit construction choices.
  • The views (or lack of them) may limit your design options.
  • Stay flexible. Don’t get too involved with design matters until you know where you’ll be building.

Don’t design to a pre-set house size. If you are building to a budget, it’s easy to fall into the trap of thinking I can build an xxxm2 house because I’ve got enough money, often based on the notion that the bigger the house, the more it will be worth. On some sites, this may be true, but more often than not, a smaller house built to a better standard will be worth just as much and be better to live in.
